Project Overview

The Woodson transforms a former flour mill at the crossroads of Minneapolis’s Hiawatha Blue Line corridor into 105 units of workforce housing. Sited at 35th and Hiawatha — a strategic transit-oriented location connecting the MSP Airport, Mall of America, and downtown Minneapolis.

The project revitalizes a property that sat vacant for six years while 40,000 commuters passed by daily. It represents ZDG’s commitment to turning blighted industrial sites into productive community assets.

Architecture & Design

A contemporary 6-story structure featuring a mix of brick veneer and metal panels. The high-density mixed-use design (149,000+ gross SF) maximizes land use efficiency in this "Transit 15" built form zone.

Sustainable Transit

Located just two blocks from the 38th Street Blue Line LRT Station. The project purposely limits parking to 74 stalls (0.7 ratio) to encourage public transit use and reduce the building’s carbon footprint.
